A sewer line inspection contingency lets a home buyer back out if the sewer inspection reveals major problems.
Similar to a standard home inspection contingency, a sewer line inspection contingency in a purchase contract gives the buyer the right to have the sewer line professionally inspected (typically using a camera scope) and to negotiate or withdraw if significant issues are found.
Not all purchase contracts include this by default. Buyers who want this protection need to add it to the contract — typically negotiated before the inspection period. Sellers in competitive markets may resist, but in most transactions, buyers can request it.
What counts as a ‘significant issue’ is negotiated: some buyers ask for credit for any jetting service needed, others only care about structural failures (collapse, major offset). Your real estate agent can help frame the contingency appropriately.
Sunburst Environmental schedules camera inspections quickly — including for buyers under contract with short inspection periods. Call 678-799-4389.
