Orangeburg pipe appears in some homes from the 1940s–1972 era. All three materials are past or approaching end of typical lifespan. Georgia’s clay soil and abundant tree species with aggressive root systems (sweetgums, water oaks, willows) create above-average root intrusion pressure.
Timing the inspection with Georgia contracts

For structural problems (collapse, severe offset, deteriorated Orangeburg): this is material information. Your agent can help you request repair, a significant credit, or allow you to renegotiate or walk away depending on the contract terms.
